POLICIES

CHECK IN / CHECK OUT:  Our check in office is located at 41693 Big Bear Boulevard, Big Bear Lake.  Check in time is anytime after 3:00 PM of arrival day, provided that the prior occupants left on time and all necessary cleaning repairs have been completed.  Check ins are urged to arrive before 11:00PM Fridays, 9:00 PM Saturday through Thursdays otherwise special arrangements must be made.  Check out is by 11:00 AM on your day of departure.

CANCELLATION:  Reservations are non-refundable once made unless the request for cancellation is made prior to 30 days from arrival date and 45 days prior during holidays.  A cancellation fee of $75.00 or 10% or the reservation amount whichever is greater. Reservations cancelled inside the 30 days of arrival date will receive a Rain Check valid for 6 months if the cabin is rebooked for the travel dates.  NO refunds will be made for cancellations due to weather, road conditions or road closures, acts of nature, mechanical, electrical failure of malfunctions with spas, TV's or other of equipment. Chains are required during snowstorms.  If you are concerned, talk to a City Concierge representative about trip insurance which will cover weather, and illness.

OCCUPANCY:  These properties are privately owned and the management reserves the right to refuse service to anyone.  Each cabin has a maximum occupancy according to the Big Bear Lake Transient Ordinance.  You must register how many guests will be occupying the unit at check on.  Undisclosed guests will result in no refund and complete forfeiture of security deposit and the entire group evicted.  Guests disturbing the quiet of others will be evicted with no refund due.  Management will not be responsible for accidents, injuries, loss of money, jewelry or valuables of any kind.  A fireproof save is maintained in the rental office for guest valuables.

PETS:  Pet friendly cabins are available. You must rent a pet friendly cabin in order to bring your dog.  Please make sure the home allows pets when you make the reservation.  Undisclosed pets will cause forfeiture of security and cleaning deposit.  There is a fee to bring pets.

HOUSEKEEPING:  These cabins are rented with the understanding that when you check out you will leave the cabin in reasonably the same condition as when you checked into it.  Please wash your dishes and put them away and take the garbage to a designated dump site.

ONLINE RESERVATIONS:  When you book one of our units online, you will receive an instant confirmation.  Your credit card will be charged.  Please read the terms of the agreement carefully when you make the reservation.  You will also receive a paper confirmation in the regular mail Credit card(s) charged for your reservation must be present at the time of check-in. If the card and card holder are not present at the time of check-in, you will not be able to check-in

BIG BEAR GUEST CODE OF CONDUCT
As many of our homes, cabins and rentals are in residential areas.  You are a guest of Big Bear Lake.  You are expected to respect the neighborhood and those near you.
The first call for disturbing the peace or exceeding the occupancy or number of cars will result in a $75.00 charge to the card the reservation was made under.
Any call after that will result in ejection from the premises with no refund.

RESPECT NEIGHBORHOOD TRANQUILITY.  Disturbing the peace of the Residential Neighborhood you are occupying is a city ordinance violation.  Please keep noise to a minimum, including children playing loudly, parties, and any loud noises between 9:00 pm and 8:00 am.

ABIDE BY OCCUPANCY LIMITS.  Each property is licensed to accommodate a maximum amount of people, DAY AND NIGHT.  Overcrowding is dangerous, disrespectful, and illegal.  Please do not exceed the designated amount.

DISPOSE OF TRASH PROPERLY.  “Clean Bear Sites” are available nearby all residential areas.  These sites are funded by homeowners through local property taxes.  Please take all household trash items to these sites; not doing so is disrespectful and a violation of the code of conduct.

PARK CARS APPROPRIATELY:  The Big Bear Lake Ordinance limits the number of cars parked at each property.  This number is displayed on a sign on each house.  Parking more cars is a city ordinance violation.  Please use common sense – Do not block streets or corners and keep all cars parked on driveways.  During snow conditions, avoid large fines: do not block snow plows or park anywhere on the street. Your car may be towed or damaged by the plow.

DO NOT DISPOSE OF ASHES FROM BBQ’S AND FIREPLACES.  It is against Big Bear Vacations’ policy for guests to remove or dispose of Fireplace or BBQ ashes.  Our Housekeeping Department will properly and safely dispose of all ashes.  If you need ash removal, please contact our office.  Any improper disposal on ashes will result in charges equal to the amount of the security deposit for this cabin.

ANY VIOLATION OF THIS CODE OF CONDUCT BY ANYONE IN YOUR PARTY WILL RESULT IN IMMEDIATE CHARGE AND/OR EJECTION OF EVERYONE WITHOUT ANY REFUND, AND COULD INCLUDE ADDITIONAL CITY IMPOSED FINES.
