DEPOSITS: All reservations require payment in full due by check or with a credit card upon booking a reservation. Failure to make payment in a timely manner will result in the cancellation of your reservation. Refunds or adjustments cannot be made for late arrival or early departure, or poor snow or extreme weather conditions.
PAYMENTS: During Christmas Holiday weeks and Presidents Holiday, this company requires payment to be made by check. Your reservation is held with a credit card, but must be replaced by a personal or cashiers check within 7 days of placing the reservation. If the check is not received within 7 days it will automatically be canceled. All other times credit cards are accepted as the form of payment.
SECURITY DEPOSITS: In addition to the rental rate, a security deposit is required. Guests assume the financial responsibility for any damages incurred during their stay including but not limited to furnishings and appliances. Guest hereby agrees and acknowledges that Agent may make an imprint of a credit card and further authorizes charges on same for any damages incurred, or for excessive cleaning and utility usage.
OCCUPANCY: The Mammoth Lakes Fire Department sets the occupancy limits for all unit sizes. The capacity listed is for the maximum number including adults and children, allowed to occupy each unit. Consequences for additional people are strict; please comply. Some Units are furnished with sofa sleepers, however Linen must be requested at office.
CANCELLATIONS: For all cancellations made at least 30 days prior to the scheduled arrival date, all amounts paid less a $125.00 administrative fee will be reimbursed. For cancellations made within (30) days of the scheduled arrival date, all deposits will be forfeited unless we are able to rebook your unit. You are responsible for the unpaid portion if the property was not re-rented. However, you will be reimbursed for any amounts that can be collected from substitute rentals that occur during your scheduled rental period, less the $125.00 cancellation fee. During holiday periods cancellations are $125.00 or 10% whichever is higher. If you cancel without 31 days notice you will not receive a refund. To modify this policy you should consider vacation rental insurance which may cover your deposits and /or costs should someone become ill prior to your vacation.
SUBSTITUTION OF ACCOMMODATIONS: In certain circumstances beyond our control, (i.e. fire, construction, sale of unit etc.) your confirmed unit (including a specific requested unit) may be unavailable upon your arrival. Property Manager reserves the right to substitute another unit in those rare circumstances at no additional cost to you. It is your choice to accept or not accept the substitute unit. Although we will do everything possible to create a pleasant vacation experience, neither Property Manager nor the owner are liable for damages or inconvenience in this rare and unusual situation.
ARRIVALS- DEPARTURES: Check-in time is not guaranteed before 5:00 P.M. If you anticipate your arrival to be after 10:00 P.M., please use the emergency/late check-in telephone at the office to call the manager on duty. DEPARTURES: Checkout time is 10:00 A.M. There are no arrivals or departures on Christmas Day - or New Years Day.
CHECK-IN GUARANTEE: In order to guarantee our guests a clean property and avoid delays, we ask that all guests abide by our check-in time of 5 pm and check-out time of 10 am. Property Manager CANNOT guarantee early check-in or late checkout requests.
TELEPHONE USAGE: All units are equipped with a telephone that restricts the placement of long distance calls, unless you bill your home number, a telephone calling card or use a credit card. There is no charge for local or 800 calls.
FURNISHINGS IN UNITS: All of the condominium units are individually owned, decorated and furnished by the individual Owner. Neither Property Manager nor the Owner shall be responsible for providing any additional furnishings or equipment not available and not presently existing in the unit at the time the reservation is made. Moving furniture, disconnecting or moving of electronics is prohibited and will result in an additional charge.
ASSOCIATION RULES: This property is privately owned and managed and we reserve the right to refuse rental or discontinue occupancy if, in our judgment, your occupancy of the property is detrimental to the property. Any Association Rules & Regulations and fees that apply to your rental property are applicable to all guests.
MAINTENANCE: Although we cannot guarantee the operation of all appliances, our staff makes every effort to keep the equipment and appliances in working order. Agent, authorized employees, or repairmen may enter the premises during business hours for purposes connected with repair, care or maintenance of rental unit. We will do our best to have any malfunction repaired quickly. There will be no discount or refund on equipment or appliance failure.
PARKING: Maximum two (2) cars per unit. All vehicles must have valid parking permit displayed in visible location. Please obey “No Parking Areas” to avoid being towed. Please do not park in driveways or obstruct other vehicles. Motor Homes and trailers not allowed during winter season.
KEYS: All keys that have been provided to the Guest must be returned to the Check-In office upon departure. If Guest fails to Return key, a $5.00 fee per missing key will be deducted from security deposit.
VALUABLES: Management or Owner is not responsible for the loss of valuables. Firewood: No cost to rental guest and subject to availability.
SMOKING: All properties are non-smoking unless otherwise specified. PETS: Sorry, no pets allowed, unless you have made arrangements for a pet friendly unit. Only one pet is permitted in pet friendly units.
INTEREST BEARING ACCOUNT: All deposits, prepaid rates and fees, and any other prepaid monies may be placed in an interest bearing account. The guest understands and agrees the interest earned on these funds will accrue to the benefit of proeprty manager.
RATES: Rates are subject to change without notice. property managers is Agent for the Owner and will be paid a fee by said Owner.
