Policies for this Unit


NO SMOKING - Our property are privately owned and all units have been designated to be a NON SMOKING. Smoking in a condo will result in immediate eviction, and a cleaning fee of $300.00 There will be no refunds for immediate eviction.

NO PETS - Pets are not allowed in any condo, unless special arrangements have been made. Condos that approve pets are clearly marked in the descriptions. Unauthorized pets in this condo are grounds for eviction without benefit of refund plus a cleaning fee of $300.

PAYMENTS - During Christmas Holiday weeks and Presidents week, the reservation must be paid with a check. A credit card will hold the reservations for 7 days to allow the check to arrive, and will be automatically cancelled if it does not. During all other times payment by credit card or check is acceptable.

ARRIVALS- DEPARTURES: Check-in time is not guaranteed before 4:00 P.M. If you anticipate your arrival to be after 6:00 P.M., please make sure you have the lock box code. - DEPARTURES: Check out time is 10:00 A.M. There are no arrivals or departures on Christmas Day. We are closed. Arrivals during holiday periods are 5:00 PM.

Holidays: This unit may not be available online during the holiday period. If you do not see this unit online, please call City Concierge to check availability. (866) 864-6444

CANCELLATION POLICY: Notice must be received within 14 days prior to arrival, 30 days for holidays, in order to receive a refund minus a $65.00 cancellation fee. If your cancellation does not meet these requirements, you will forfeit all monies paid to date. We do NOT give refunds or credits for poor snow conditions, severe weather, early departure, public utility outages or failure of common area project amenities. Any changes to your original reservation will incur a $16.95 charge. All reservations are subject to a 2-33 night minimum stay, and longer during holiday periods. During holidays cancellations are subject to $125.00 or 10% fee whichever is higher. There are no check ins- check outs on Christmas 12/25 as the office is closed. To modify this policy you should consider vacation rental insurance which may cover your deposits and /or costs should someone become ill prior to your vacation.

IMPORTANT:By occupying a condominium unit, you have given your credit card authorization or personal check as security against damages to the condominium you about to occupy. You understand and agree that this card or check will be used to pay for theft, damages or plumbing stoppages cause by any member of your party during your occupancy . All trash must be removed from the unit and properly disposed of in a a common area receptacle and all dishes will be done prior to departure to avoid an extra dirty charge against your security at $26.00 per man hour.

OCCUPANCY: Occupancy rates are strictly enforced by the town of Mammoth Lakes. You will be evicted for violating this important safety rule. There are no refunds due to eviction.

As the responsible party who has given his/her credit card or personal check for security purposes, I have read the above agreement.You understand the terms and agree to abide by them. Failure to do so will result in a charge against your credit card or personal check.

The management reserve the right to refuse service to anyone. Property Manager will not be responsive for accidents, injuries, loss of money, jewelry or valuables or any kind. By occupying the unit, you agree to hold the owners and /or employees of Property Manager harmless from any and all damages and/or liabilities to real and or personal property and/or bodily injuries to yourself and or members of your party while staying in any of our rental properties. Should you lock your self out of your condo after office hours, there will be a $25.00 late key fee.
